From a bare developer shell to a home you can move into — or a full refit of an older apartment. You deal with one contact; we deal with everything else.

Turnkey finishing of new builds

Most of our projects: new apartments handed over as a bare shell. Walls, floors, electrics, plumbing, bathrooms, doors, lighting — everything up to the furniture.

Renovation of existing homes

Older apartments and houses: dismantling, new layouts, replacing everything that is worn out. We will tell you honestly what is worth keeping.

Design projects, built as drawn

Have a designer? We build exactly what is on the drawings and coordinate every detail with them directly, so nothing gets lost in translation.

Electrical

New wiring and panels, sockets and switches planned around how you actually live, lighting scenes and LED profiles.

Plumbing & bathrooms

Pipework, underfloor heating, wall-hung toilets and built-in mixers, waterproofing and tiling — including terrazzo and large formats.

Plastering & painting

Perfectly level walls and ceilings, shadow-gap skirting, drywall ceilings with hidden profiles, decorative plaster and bold colour.

Flooring & doors

Engineered wood glued straight to the screed, tiles and terrazzo, hidden-hinge and flush doors.

Materials & delivery

We source, buy and deliver materials at trade prices — or you choose them yourself to save. Every receipt is shared with you.

Project management

Schedule, budget updates and photo reports in real time. You do not need to be on site — or even in the country.

    Sample calculation

    Within 1–5 days you get a price per m², prices per type of work and estimates of finished projects with a similar layout. Need it faster? Say so — we will speed up.

    Site visit & estimate

    We measure the apartment, prepare a detailed estimate and tell you where to save — and where not to.

  4. 04

    Contract & start

    Fixed scope, clear schedule, official invoices. Work starts on the agreed date.

  5. 05

    We build, you watch

    We coordinate every detail with your designer and send photo updates and budget reports as we go.

  6. 06

    Handover

    Cleaned, checked and ready to move in. Warranty on all our work.

Questions we hear most.

A full finishing of a 50–70 m² apartment takes about 3–4 months. A rough rule for smaller flats: the area in m² plus 10 — that is the number of working days.

Finishing works start from around €500/m², including preparatory materials and labour. Finishing materials, fixtures and furniture add roughly €200–800/m² depending on what you choose, so a complete home usually lands between €700 and €1,300/m². You get an exact estimate after a site visit.

No. Most of our projects are in Vilnius, but we work across Lithuania — Kaunas, Klaipėda, Palanga, Elektrėnai and smaller towns.

It is not required, but we recommend it: you see the result before we start and there are far fewer surprises. If you already have a designer, we build from their drawings and coordinate with them directly. If not, we can recommend studios we have worked with.

Either. We can source, buy and deliver everything at trade prices and share every receipt — or you pick the materials yourself to save, and we tell you exactly what and how much to buy.

Yes. New builds are our main focus, but we also do full refits of existing apartments and houses, including dismantling.

Yes. MB Expat Mates is a registered Lithuanian company and VAT payer. You get a contract, official invoices and a warranty on our work.
